1) The developer requests a non-refundable deposit when the project does not have an escrow account — such a scheme appears to violate the law, and your funds settle in the developer's accounts.
2) The developer delivers projects late and freezes some of them (this information can be checked through the Dubai Land Department or Propsearch).
3) The developer offers a discount of up to 30-40% for full payment made outside the escrow account.
4) The developer changes the subject when completed projects are discussed, while trying to inspire confidence by emphasising how long it has been in the market.
Each of these points increases the risk of your capital being frozen in the project.
