Few people know this, but the vast majority of developers will give you a discount simply if you ask. However, it will be no more than 1-2%. This can be the starting point for a more substantive conversation about the price.

Check the calendar. If an Islamic holiday or a UAE public holiday falls today or in the coming days, you may receive another pleasant bonus. As a rule, this is a DLD waiver (a procedure in which the developer, rather than you, pays the registration fee of 4% of the apartment price).

Only then move to the next step: if you can pay a higher first instalment (for example, 30-50% instead of the 20% provided by the payment plan), or if you want to buy the apartment outright for cash, at this stage you can negotiate a further 7-30% off the price.

There is, however, one nuance: as a rule, large and reliable developers do not offer major discounts at this stage. And if you have the funds to pay for an apartment in cash, you can buy a ready property and rent it out immediately instead of freezing your capital in a construction project.

By the way, if you buy two or more apartments from a developer but use the standard payment plan, you can also discuss a discount depending on the purchase volume.
