How we calculated these prices
Comparable transactions and methodology
We use the same property type (completed or off-plan), project (or area) and bedroom count. When a size is provided, comparable sizes must be within ±15%. The period is 90 days, extended to 180 or 365 when data is limited. We first exclude prices per m² below 30% of the original sample median, then apply an IQR outlier filter. All prices are recalculated after filtering. Lower market is the arithmetic mean of the cheapest 10% of comparables. Median is the midpoint of the full filtered sample. Upper market is the median of the most expensive 10%. Each tail group is rounded up to at least one transaction. If you enter a size, we first adjust all prices to that size. These are transaction price guides, with no automatic allowance for negotiation.
